Standardized Quality: New circulars in 2026 have increased the accountability of promoters regarding the structural integrity of buildings for the first five years after possession.
2. The UDCPR Impact
The Unified Development Control and Promotion Regulations (UDCPR) have finally brought a sense of uniformity to the chaos. By standardizing FSI (Floor Space Index) across PMC, PCMC, and the PMRDA, the rules have made title due diligence more predictable. If you’re looking at redevelopment projects—especially in older parts of the city—the UDCPR is the playbook you need to follow.
3. Infrastructure and the Law: The Metro Effect
